How to choose an Airbnb manager in Australia: a checklist

The right manager can make a big difference to what your property earns and how well it’s looked after. Use this checklist to compare them on the things that matter.

1. A track record near your property

2. Guest ratings

3. The fee, and everything that isn’t in it

5. Rules and compliance

Rules differ by state and council. In New South Wales: Every short-term rental must be registered, meet a fire safety standard and follow a mandatory code of conduct. Unhosted stays are capped at 180 nights a year in Greater Sydney and some regional areas, and 60 nights in most of Byron Shire. In Victoria: A 7.5% short stay levy applies to stays of less than 28 consecutive days. There is no statewide night cap, but apartment and townhouse owners corporations can vote to ban short stays.
